Teatro fenice is within walking distance of the hotel. Location was great, just 20 minutes to Venice Santa Lucia train station by walking. Good choice of restaurants to eat close by, like al vecio marangon that was only 10 minutes' walk away. Free Wi-Fi is a bonus...
Rooms were musty.

When I arrived the proprietor was FRIENDLY. You can eat at bar ae maravegie, which is set 500 feet away from the property.
The bathroom was very tiny.
